WHEREAS, Lanes and Bi-Ways, represented by, Atty. Jonathan Sixto M. Poblete, has requested the Sangguniang Panlungsod to grant a special locational clearance for the construction of proposed Ferrari Showroom, three (3) basement, two (2) storey car showroom with offices, storage, parking and service facility with a lot area of one thousand five hundred seventy nine (1,579) square meters and five thousand four hundred eighty five point sixty two (5,485.62) square meters total gross floor area at No. 2 Columbia corner Connecticut corner Florida Streets, Northeast Greenhills, Association, Barangay Greenhills, City of San Juan, Metro Manila;
WHEREAS, the building is subject to the provisions of Zoning Ordinance No. 54-2002 and the Land Use Plan of the City of San Juan;
WHEREAS, a special locational clearance is hereby granted in accordance with Art. 3, No. 42 of Zoning Ordinance No. 54-2002;
WHEREAS, the proposed construction will not alter the physical character of the district or area, and it will not permanently injure the use of the other properties considering that there are numerous similar buildings in the same neighboring location.
NOW THEREFORE, BE IT ORDAINED AS IT IS HEREBY ORDAINED, by the Sangguniang Panlungsod of San Juan, Metro Manila in a session duly assembled that:
Section 1. A special locational clearance is hereby issued to Lanes and Bi-Ways thru Atty. Jonathan Sixto M. Poblete, for the construction of proposed Ferrari Showroom, three (3) basement, two (2) storey car showroom with offices, storage, parking and service facility at No. 2 Columbia corner Connecticut corner Florida Streets, Northeast Greenhills, Association, Barangay Greenhills, City of San Juan, Metro Manila.
Section 2. The following requirements must be complied with for the aforementioned construction:
a) Setbacks & Easements:

b) Minimum of twenty-three (23) parking slots;
c) Height of the building from highest natural ground floor is ten (10) meters.
Section 3. The building shall comply with the City Ordinance relative to the issuance of building permits, business licenses and permit to operate/occupy in San Juan City, Metro Manila and compliance to the National Building Code of the Philippines (PD 1096), and other Referral Codes and the Fire Code of the Philippines (R.A. 9514) and its Implementing Rules and Regulations.
Section 4. The Building Official/Local Zoning Administration Office shall release all pertinent clearances and authority to the applicant after payment of the necessary fees and charges and compliance of Zoning Ordinance No. 54, Series of 2022.
Section 5. Any Ordinance or parts or provisions thereof which are inconsistent with any of the provisions of this Ordinance are hereby repealed or modified accordingly.
Section 6. The approval hereof is subject to and conditioned upon full compliance to all existing laws, circulars and rules and regulations.
Section 7. Copies of this Ordinance be furnished to all agencies concerned.
